The first tiny home bill is designed to ease overall building requirements of homes that are 250 square feet or less, and calls for set standards.
The bill requires Director of Department of Consumer and Business Services to “adopt amendments to state building code to establish specified standards for homes that have floor area of not more than 400 square feet.” By no later than September 15, 2022, there should be standards in place for tiny homes, with a “Sunsets requirement for special standards January 2, 2024.”
Inspection and Compliance
The second bill requires building officials to perform inspections on tiny homes for compliance in two different contexts.
First, small homes that are not used as residences or not permanently sited must undergo inspection to ensure compliance with recreational vehicle program standards. However, if they are used as residential properties and are permanently sited, they must comply with the Low-Rise Residential Dwelling Code.
This bill comes at the request of the House Interim Committee on Business and Labor.
